Dewar Avenue update: 18 March 2026
Following our last update, we wanted to inform you about our recent progress.
Progress
Following our successful completion of initial grouting works, we’ve made substantial progress. From October to November, we installed security fencing and stripped out vegetation, ensuring that our works were able to run smoothly and safely.
With these preparations complete, we installed a 250-millimetre-thick stone platform. This will provide us with a stable base on which to carry out future works and improve the site’s appearance
Maintaining Your Community Centre
Over the winter, to ensure that the Community Centre was protected against damp and cold, we implemented a system of space heaters. These heaters prevented pipes bursting and discouraged moisture from accumulating or causing problems for the internal fittings and fixtures.
We continue to carry out regular inspections of the community centre, including the most recent on 6 February. Our assurance statement remains in place to identify any parts of the building that can be safely reopened before repair works begin.
We’re also continuing to work with the local authority to decide the best use of the other affected land. We’ll provide further information as soon as we’ve reached an agreement.
Community Centre Repairs
This year, we’ll carry out repairs to the community centre. These works should not be disruptive to residents.
We have been working closely with the local authority to ensure that our work meets their requirements and the future needs of the community.
Our contractors are ready to start the works, and we will proceed in line with the council’s agreed timeframe. On 17 November, we agreed a schedule of works with the council. The council confirmed that their preferred option was for us to carry out the works and asked for them to be scheduled for spring 2026
Ongoing Monitoring
To help with our monitoring, we’ve installed several stainless-steel rods in the rock surrounding the area. These have increased the accuracy of our readings, enabling us to work out if the ground is still moving – and if further grouting works are required.
We’re pleased to say that our monitoring has not detected any ground movement beyond the usual seasonal changes. If we detect any abnormal movement, we’ll provide an immediate update and consider possible treatment options.
We’ll monitor the ground for the next twelve months, then decide if further monitoring is required. In either case, we’ll provide an update.
Next Update
We’ll update you again once we have further details about our schedule of repairs to the Community Centre.
